Colleyville Year-End Market Report

Selling

Dear Neighbor,

There’s no better feeling than moving up to a beautiful new home, but few things are more stressful than buying and selling real estate.  Our schedules leave little room for anything else, so adding “get home ready for sale” to your list can feel completely overwhelming. For most of us, our homes are the largest assets we own, so the pressure is high when it’s time to sell.

If you’re considering making a change, you deserve an expert to keep you informed and help you navigate the market. Here’s what you should know:

Inventory is WAY down, and there’s been an influx of buyers.

Colleyville is a widely sought-after area thanks to great schools, a central location near the airport, and a great community. With increasing demand for housing in our area, there continues to be a severe shortage of homes on the market. In 2020, Colleyville averaged just 3.25 months of inventory, down 27.8% from 4.5 months in 2019. To put this into perspective, a market is considered balanced with 6-7 months of available homes. Thanks to this shortage, homeowners with well-prepared homes are finding it easier to grab buyers’ attention and maximize their return on investment.

We continue to see homes sell with multiple offers.

Thanks to increased competition over our limited inventory, multiple offer scenarios are becoming more common and contributing to price increases. The average sales price in Colleyville in 2019 was $564,607. In 2020, that number rose by 8.5% to $612,734. At the same time, average days on market dropped to 59 days in 2020, down from 75 days in 2019. These stats really add up when you are selling your largest financial asset. Still, it takes a careful strategy and a comprehensive marketing package to ensure you’re getting the results you deserve.

Buyers are searching now, and competition will only increase come spring.

This is actually a great time to list your home – buyers are serious and ready to make an offer. Spring has historically been a popular time for new homes to come to market, so now is the time to beat the rush and make a splash with your home.
